If you frame it as "if you live here you have to abide by certain standards; if you don't, you have to live somewhere else" and that's it. Keep treating him like a (relatively) intelligent, capable person whom you love despite this particular shortcoming and try not to let it infect other aspects of your relationship with him. Not always easy but as a parent you have to play the long game and to do that succesfully the kid has to *know* that whatever stupid things he may do you still love him.
